Living in Lakewood, Washington

Lakewood is one of Pierce County’s most distinctive communities, known for its beautiful lakes, established neighborhoods, and central location between Tacoma and Joint Base Lewis-McChord. With roughly 57,000 residents and miles of shoreline, Lakewood offers a lifestyle that blends natural beauty, historic character, and everyday convenience.

We work with buyers and sellers throughout Lakewood and the greater South Sound, helping clients navigate a housing market that includes mid-century homes with character, golf course communities, lakefront estates, and newer residential neighborhoods. Shane Klinkhammer was recognized as the #1 real estate agent in Lakewood in 2025 by number of homes sold, and together we bring deep local knowledge and strategic guidance to every Lakewood transaction.

True to its name, Lakewood is defined by water. Nearly ten percent of the city’s seventeen square miles is covered by lakes, creating a setting where waterfront living, outdoor recreation, and scenic views are part of daily life.

Lakewood’s Lakes and Natural Setting

Lakewood is home to five major lakes: American Lake, Lake Steilacoom, Gravelly Lake, Lake Louise, and Waughop Lake. These lakes shape the character of the city and provide opportunities for boating, paddleboarding, kayaking, and fishing.

American Lake and Lake Steilacoom offer expansive waterfront living and recreational boating. Gravelly Lake is known for its historic estates and quiet residential shoreline, while Waughop Lake—located within Fort Steilacoom Park—offers peaceful walking trails and scenic natural surroundings in the center of the city.

Few communities in the South Sound combine this many lakes, parks, and established neighborhoods in such close proximity.

Location and Access

Lakewood sits just south of Tacoma and directly north of Joint Base Lewis-McChord, making it an ideal location for commuters, military families, and professionals working throughout the South Sound region.

Interstate 5 provides convenient regional access through the Bridgeport Way, Gravelly Lake Drive, and 72nd Street exits. The city is also easily reached from University Place and Steilacoom via Steilacoom Boulevard, connecting several of the area’s most established neighborhoods.

From Lakewood, residents can reach Tacoma’s downtown waterfront, major employment centers, and regional shopping within minutes.

Shopping and Local Businesses

Lakewood Towne Center serves as the city’s primary retail hub, offering shopping, restaurants, and entertainment in one central location. One of the region’s last remaining Barnes & Noble bookstores anchors the center and remains a favorite gathering place for residents.

Grocery options include Safeway on Gravelly Lake Drive, Albertsons within the Oakbrook community, and H&L Produce on Lakewood Drive. Larger regional retail destinations such as Tacoma Mall and Southcenter Mall are also easily accessible, while Whole Foods Market in nearby University Place is just a short drive away.

Beyond national retailers, Lakewood supports many locally owned businesses that contribute to the city’s strong neighborhood identity.

Dining in Lakewood

Lakewood offers a diverse dining scene with a mix of casual neighborhood favorites and long-standing local establishments. Popular spots include Long Beach Café for Thai cuisine, The Ram for classic American fare and sports viewing, and Mis Tres Amigos for Mexican comfort food.

Oakhouse Restaurant & Bar—tucked within the Oakbrook community—is one of Lakewood’s best kept dining secrets, offering elevated food with views of the Oakbrook Golf Course. Casa Mia remains a regional favorite for pizza and Italian comfort food, while the city’s many pho, teriyaki, and sushi restaurants reflect the diversity of the South Sound dining scene.

Things to Do in Lakewood

Outdoor recreation is a defining part of life in Lakewood. Fort Steilacoom Park is one of the largest parks in Pierce County and features walking trails, open fields, playgrounds, a lake, and one of the region’s most popular dog parks. The park also hosts seasonal concerts, fairs, and community events.

Lakewold Gardens offers beautifully maintained historic gardens and seasonal programs, while nearby Thornwood Castle stands as one of the South Sound’s most unique historic landmarks.

Golfers enjoy several nearby courses including Oakbrook Golf Course, Meadow Park Golf Course, and Tacoma Golf & Country Club. Indoor activities range from live performances at the Lakewood Playhouse to ceramics classes at Art & Clay Studio and yoga studios throughout the city.

Homes and Neighborhoods in Lakewood

One of Lakewood’s greatest strengths is the variety of homes and neighborhoods it offers. Buyers can find everything from classic mid-century homes with architectural character to lakefront estates, golf course properties, Puget Sound view homes, and newer residential developments.

Established communities such as Oakbrook, Gravelly Lake, Lake Steilacoom, and American Lake each offer distinct lifestyles—from quiet residential settings to waterfront living and golf course communities.

This diversity allows buyers to find homes that match both lifestyle and budget while remaining within a city that offers strong long-term appeal.

Key Market Insights

🔥
Area 36 Is the Hottest Sub-Market

LP/SP hit 102.1% last month — buyers are paying above asking. DOM dropped to just 21 days. This is the most competitive pocket in Lakewood right now, with the lowest price reduction rate at 42%.

⚠️
Area 39 Is in Trouble

10.5 months of inventory, 79% of sold listings required a price cut averaging 10.8%, LP/SP of just 94.5%, and zero sales in the last month. Active listings are asking $1.39M vs. a $754K avg sold price — a massive disconnect.

📉
Area 41 / Tillicum Declining Fast

Average price dropped from $634K (3mo) to $359K last month. LP/SP fell to 93.9% and DOM hit 87 days. Active listings are sitting an average of 168 days — the longest in Lakewood by far.

💧
Lake Frontage = Top Dollar

The two no-bank lakefront homes sold at $1.65M–$2.025M. Lake views in Area 39 carry a +180% premium over standard homes. Lakewood's chain of lakes (American, Steilacoom, Gravelly) is a significant value driver for lakeside properties.

🏠
Asking Prices Are Disconnected From Reality

Across every area, active listings are priced $150K–$640K above recent sold prices. Area 39 is most extreme at $1.39M ask vs $754K sold. Sellers appear to be anchoring to aspirational values, not current market data.

🏗️
Very Little New Construction

Only 12 new construction listings in the entire dataset (6 completed, 5 presale, 1 under construction) — compared to 58 for Gig Harbor. Lakewood is almost entirely a resale market, with older housing stock averaging 1954–1977 by area.

📐
Smaller Homes, Larger Lots

Average finished square footage across Lakewood ranges 1,545–2,085 SF — smaller than Gig Harbor. However, lot sizes are comparable to Gig Harbor's suburban areas at 10,500–21,700 SF, with Area 41/Tillicum having the largest parcels.

Area 37: Fast Sales Despite Price Softening

Despite prices sliding to $429K avg last month, DOM dropped dramatically to just 18 days and $/SF climbed to $353. This suggests that correctly-priced, move-in-ready homes in Area 37 are finding buyers quickly — sellers just need to price right.

🎖️
Military Market Influence

Lakewood's proximity to Joint Base Lewis-McChord influences market dynamics — particularly in Areas 40 and 41/Tillicum. VA financing is more prevalent here, and buyer pool turnover is tied to military PCS cycles, which can create both abrupt demand surges and drops.
